The ground under Islip
Islip is south-shore outwash: sand and gravel washed out from the moraines to the north and laid down flat. Level ground, free-draining subgrade, easy excavation: on paper the most straightforward material we work on. Streets closer to the water sit on a higher water table, which limits how deep you can excavate before working wet.
For a driveway, free-draining sand means you rarely get the trapped water that ruins north-shore drives. The Medford-and-south failure is settlement: sand consolidates under repeated vehicle load, and a base placed at full depth and rolled once dishes where the cars park within two years. Compaction in lifts is the entire difference and it costs hours, not thousands.
How we do the work
Excavation. Old surface out, subgrade cut to depth. If the existing driveway is coming up, it comes up: we don’t lay new asphalt over failed material to save a day.
Base. Compacted aggregate, placed and compacted in lifts rather than dumped to depth and rolled once. Depth is set by what the driveway carries; a car-only residential drive and one that takes a truck are not the same specification.
Asphalt. Either a single course or a binder-and-top-course build depending on the job. The binder carries the load, the top course gives the finish and sheds water. Rolled while hot: asphalt that cools before compaction never reaches density and ravels at the edges within a couple of seasons.
Pitch and edges. Water leaves the driveway, and it leaves it somewhere sensible rather than into the garage or across the neighbour’s line. Edges get a proper shoulder so the asphalt isn’t sitting on air.
What moves the price in Islip
Drainage design is what varies here. On flat ground water doesn’t run off on its own. It goes where the pitch sends it, and getting consistent fall across a large area is a set-out job done before anything is laid. On a slope you can be sloppy about that and get away with it; on Islip’s flat lots you cannot. Parts of the south shore also sit in mapped flood zones, where added hard surface becomes a regulatory question rather than a design preference.

When can I park on it?
About 48 hours in warm weather, longer if it’s cool. It carries on curing over the following few months, so avoid sharp turning with the wheels stationary and don’t put a trailer jack or bike stand on it without a pad.
Will more hard surface make my drainage worse?
It can. Every square foot of hard surface is a square foot that no longer absorbs water, and on flat south-shore lots that water has to be given somewhere to go. It’s a design question, not a reason not to build.
