When steps need doing rather than patching

The riser heights aren’t the same. This is the one that matters most and gets noticed least. People climb steps on autopilot, and the foot expects every rise to be identical. A single riser out by half an inch is the most common trip hazard on a residential front entrance. If your steps have been patched or a landing has settled, measure them: if they differ, that’s a rebuild, not a repair.

The stoop has pulled away from the house. A gap opening between the stoop and the foundation means the stoop is settling independently. Filling the gap treats the symptom; it will reopen.

Spalling and crumbling on the tread faces. Freeze-thaw working into saturated concrete or soft mortar. Once the face is going, the water is already inside.

Water running back toward the door. Steps and landings should pitch away from the house. A landing that pitches the wrong way puts water at the threshold every time it rains, and that becomes a sill and framing problem long before it becomes a masonry one.

How we build them

Footings first. Steps carry load and they sit outside the heated envelope, so they need footings below the local frost line or they will heave. Rebuilding a set of steps on the old undersized footing is why so many replacements fail again in five years.

Even risers, consistent treads. Set out before anything is built, not adjusted at the top. Riser height and tread depth follow the residential code.

Drainage and pitch. Landings pitch away from the house. Treads shed water forward. No detail that traps water against masonry or against the door.

Finish. Natural stone tread, brick, or paver-faced construction: matched to the house and to whatever the walkway is, so the entrance reads as one thing rather than three eras.

Matching what's already there

Most Medford housing stock is post-war and later, and most front entrances have been touched at least once. The usual state we find is a concrete stoop with a later brick or paver skin, a walkway from a different decade, and a driveway apron from a third.
