The ground under Commack
Commack sits north-central, on moraine rather than outwash. Glacial till: sand, gravel, silt and clay deposited together and left unsorted, denser and much slower to drain than the clean sand south of the ridge.
That changes the failure mode. On the outwash plain a driveway fails by settling into loose sand. On till it fails by heaving: water sitting in the ground under the surface, freezing over winter, and lifting the paving above it. The signature is cracking that comes back in the same place each spring however many times it’s patched.
The answer isn’t a thicker surface. It’s giving the water a route out from underneath: free-draining base material and somewhere for it to actually go. Build the drainage and the surface lasts. Skip it and you’re patching the same crack annually.
Long driveways change the arithmetic
Commack has larger lots than most of our area, and with them come long driveways: sometimes very long. That changes several things worth knowing before you get quotes.
Cost scales with area, not with frontage. A driveway twice the length is roughly twice the job. Obvious, but it means the price gap between surfaces widens dramatically at this scale. A material difference of a dollar or two per square foot is trivial on a short drive and substantial on a long one.
Chip seal becomes genuinely competitive. On a long approach, oil and stone chip seal is often the better answer rather than the cheaper one: it suits the look of a longer, more rural drive, it has excellent grip, and at Commack lengths the economics work differently than they do on a suburban front driveway. Drainage runs further. A long driveway on sloping, slow-draining ground collects a lot of water along its length and delivers it somewhere. Usually toward the house or the road. Where it goes needs deciding at design stage, not discovered in the first storm.
Phasing is realistic. On a large driveway it’s sometimes sensible to do the failing section properly now and the rest next year. We’ll price it both ways if that helps.
