The three things that decide whether a patio lasts

Base depth. Not the pavers, not the pattern, not the brand. The compacted aggregate underneath, placed in lifts and compacted at each lift. Depth depends on the soil and on what the patio carries. Full depth dumped in one go and rolled once looks identical on handover and settles unevenly inside a year.

Pitch. A patio should fall away from the house at roughly a quarter of an inch per foot. Level looks better on a drawing and puddles in reality, and on a Long Island winter, standing water on a patio becomes an ice sheet at the back door.

Edge restraint. The perimeter is what makes interlocking pavers interlock. Without a restraint pinned into the base, the outer courses walk outward under load and frost, joints open across the whole field, and the patio comes apart from the edges in. There is no fixing a spread patio. It gets lifted and relaid.

Everything else is preference. These three are the job.

Medford ground

Medford sits on the outwash plain just south of the Ronkonkoma moraine: sand and gravel, free draining.

That’s a real advantage. Patios here rarely fail from trapped water the way they can up on the north shore, where moraine till holds it. What Medford’s subgrade doesn’t forgive is insufficient compaction: loose sand consolidates quietly under load, and the patio that was flawless in June dishes in its second summer.

How we build it

1. Excavate. Subgrade cut to depth, checked and compacted. 2. Base. Aggregate placed and compacted in lifts. Open-graded or dense-graded depending on the site and how water needs to move through it. 3. Bedding. Screeded to a consistent thickness. A setting layer, not a levelling layer: using thick bedding to correct a bad base is the shortcut that always shows within a year. 4. Lay to pattern. Cut cleanly at edges and around obstructions rather than gapped and filled. 5. Edge restraint. Fixed into the base around the full perimeter. 6. Joint sand. Polymeric, swept, vibrated and set. 7. Compact and clean. Final pass, then off site tidy.

Sizing and layout

Patios get built too small far more often than too large, and it’s always for the same reason: they’re drawn as a rectangle rather than measured against furniture.

A dining set needs room to pull chairs out fully and for someone to walk behind a seated person. That’s a lot more than the table footprint.

A seating group needs a circulation route around it, or people end up squeezing past the sofa every time they go inside.

Transitions. Where the patio meets the house, the steps, the lawn and the walkway. Getting these flush, drained and trip-free is the part of the job that separates a good patio from a competent one.

Materials

Concrete pavers. The default for good reason: huge range of formats and colours, consistent dimensions, and individual units replaceable. We’re Techo-Bloc Pro, though we’re not tied to one manufacturer.

Natural stone. Bluestone and flagging. More expensive, more labour, and unmatched on the right house.

Clay brick. Where it needs to match existing masonry on the property.

On efflorescence: the white bloom that sometimes appears on new concrete pavers is lime working out of the cement. It’s normal, it isn’t a defect, and it weathers off over the first season.

Do it with the rest of the yard if you can

If there’s also a wall, steps, a fire pit or a kitchen on the list, doing them together means one excavation, one grade, one continuous base, one drainage plan and one material batch. Done in separate years, the levels don’t resolve and the paver colours don’t match.

Frequently asked questions

How long does a patio take?
Most residential patios are three to five days on site. The majority of that is excavation and base: laying the pavers is the quick part and the part that looks like progress.

Can I use it straight away?
Once the joint sand is set, yes.

Will it settle?
A properly based and compacted patio shouldn’t. Minor movement at the very edges over years is normal and correctable. Dishing in the middle is a base failure, not settling.

Pavers or natural stone?
Pavers for consistency, cost and replaceability. Natural stone for looks on the right property. Both last if the base is right; neither lasts if it isn’t.

Do I need a permit?
Usually not for a patio at grade, but adding impervious surface can matter depending on lot coverage rules, and anything involving a wall or a change to drainage can trigger one. Medford is Town of Brookhaven.
