The ground under Islip
Islip is south-shore outwash: sand and gravel washed out from the glacial moraines to the north and laid down flat. Level ground, free-draining subgrade, easy excavation. On paper it’s the most straightforward material we work on.
The two things that catch people out here are both about water, and they pull in opposite directions.
The subgrade drains too well to be self-supporting. Loose sand consolidates under load. A base placed at full depth and rolled once looks finished on handover and dishes over the following two years, most visibly where the cars sit. Compaction in lifts is the whole difference and it costs a few hours, not a few thousand dollars.
Surface water has to go somewhere sensible. On flat ground water doesn’t run off on its own. It goes where the pitch sends it, and if the pitch is wrong it goes toward the house. On a slope you can be sloppy about this and get away with it. On Islip’s flat lots you cannot. Getting a quarter-inch per foot of fall consistently across a large patio or a wide driveway is a set-out job, done before anything is laid.
South-shore streets closer to the water also sit on a higher water table, which limits how deep you can excavate before hitting wet ground. Where that applies we design the base around it.
Flood zones and drainage
Parts of the south shore sit in mapped flood zones, and on those properties drainage and added impervious surface stop being a design preference and become a regulatory question.
This is genuinely worth checking before you plan a large patio or a wider driveway, because adding hard surface changes where water goes during a storm, and on some Islip streets that is already a live problem for the neighbours as well as for you.

Frequently asked questions
Water pools on my driveway after rain. Is that fixable?
Usually, and it’s one of the more common Islip calls. Pooling is either a pitch problem or a base that’s settled unevenly. Which one it is decides whether it’s a surface fix or a rebuild. We’ll tell you after looking.
Will a bigger patio make my drainage worse?
It can. Every square foot of hard surface is a square foot that no longer absorbs water, and on flat south-shore lots that water has to be given somewhere to go. It’s a design question, not a reason not to build.
Am I in a flood zone?
Parts of the south shore are. It’s worth knowing before planning a large hard surface, because it can affect what’s permitted.
