The ground under Ronkonkoma
Ronkonkoma sits right up against the moraine that shares its name. The older of Long Island’s two glacial ridges, running through the centre of the island. Lake Ronkonkoma itself is a kettle lake, a hollow left where a buried block of ice melted out of the glacial deposit.
That means moraine till underfoot rather than the sorted sand of the outwash plain a mile or two south: denser, less predictable, and it holds water where outwash sheds it. Two properties on the same street can sit on noticeably different material, so we test rather than assume.
For a fire pit, till holds water, and a masonry structure sitting on ground that heaves will move. The base under a permanent pit wants the same drainage thinking as any other structure up here: free-draining material with somewhere for the water to go, rather than a compacted basin under the fire.
How we do the work
Sizing is the thing people get wrong. Interior diameter decides how big a fire you can have: too small and it’s a candle, too big and the people opposite each other are too far apart to talk. But the footprint is set by the seating, not the pit: people sit back from a fire, so the circle of chairs is considerably wider than the fire itself. A pit that leaves no room to walk behind a seated person doesn’t get used twice.
Wall height matters more than expected. A low wall lets you feel the heat at ankle level and rest your feet; a taller one throws heat up and away and doubles as a bench.
Gas or wood. Wood gives you the fire people picture: the smell, the sound, the flames, and also wood storage, ash, and smoke that follows whoever it feels like following. Gas lights instantly, produces no smoke or ash, and switches off when you go in. The practical question is how often you’ll actually light it: wood fires get used on occasions, gas fires get used on Tuesdays.
What moves the price in Ronkonkoma
Variability is the Ronkonkoma factor: the ground genuinely differs property to property near the moraine, and the base build changes with it. The other is layout: a lot of Ronkonkoma is commuter housing around the LIRR station, with shorter, narrower driveways often carrying more vehicles than they were laid out for. Widening and apron work come up here more than anywhere else we cover.
Local rules
Ronkonkoma is in the Town of Islip. Widening a driveway or altering the apron is more likely to need permission than replacing on the existing footprint, and widening is a common job here, so it comes up more than elsewhere.
Note: the hamlet of Ronkonkoma is Town of Islip. Lake Ronkonkoma, the neighbouring hamlet, is mainly Brookhaven with a corner in Smithtown. The two get confused constantly.
