The ground under Ronkonkoma
Ronkonkoma sits right up against the moraine that shares its name. The older of Long Island’s two glacial ridges, running through the centre of the island. Lake Ronkonkoma itself is a kettle lake, a hollow left where a buried block of ice melted out of the glacial deposit.
That means moraine till underfoot rather than the sorted sand of the outwash plain a mile or two south: denser, less predictable, and it holds water where outwash sheds it. Two properties on the same street can sit on noticeably different material, so we test rather than assume.
Ground conditions affect masonry mainly through movement. Till heaves with frost, and a pier or garden wall on a shallow footing will lift and drop with the seasons. Stepped diagonal cracking through the joints is the signature. Repointing that without addressing the footing means repointing it again.
How we do the work
Repointing, and why the mortar mix matters. Mortar is meant to be the weakest part of a wall. It’s sacrificial: it absorbs movement, carries moisture out of the masonry, and wears before the brick does. Mortar is cheap to replace and brick is not.
Use a mortar harder than the brick and you invert that. The joint stops giving, the brick takes the movement instead, and the faces start popping off. On older, softer brick a modern high-cement mortar can do more damage in a decade than the previous fifty years of weather.
Doing it properly means joints cut out to a real depth rather than skimmed, dust cleaned out, masonry dampened, mortar packed in lifts, and the joint tooled to match the original profile. Smearing new mortar over the face of open joints is not repointing: it looks finished for about eighteen months.

What we don’t do: structural foundation work or anything load-bearing that needs an engineer’s design. If your masonry problem is a symptom of the building moving, you need an engineer first and a mason second, and we’ll say so.
What moves the price in Ronkonkoma
Variability is the Ronkonkoma factor: the ground genuinely differs property to property near the moraine, and the base build changes with it. The other is layout: a lot of Ronkonkoma is commuter housing around the LIRR station, with shorter, narrower driveways often carrying more vehicles than they were laid out for. Widening and apron work come up here more than anywhere else we cover.
Local rules
Ronkonkoma is in the Town of Islip. Widening a driveway or altering the apron is more likely to need permission than replacing on the existing footprint, and widening is a common job here, so it comes up more than elsewhere.
Note: the hamlet of Ronkonkoma is Town of Islip. Lake Ronkonkoma, the neighbouring hamlet, is mainly Brookhaven with a corner in Smithtown. The two get confused constantly.

Is repointing worth it, or should I rebuild?
Repointing works when the units are sound and the joints have failed. When brick faces are spalling across an area, or a section has moved, rebuilding is the honest answer.
Do you work in winter?
Mortar needs temperatures above a certain point to cure properly. We’ll tell you if a job needs to wait rather than lay mortar that won’t set.
Can you widen my driveway?
Usually. The two things to check first are whether there’s room within your property line and whether widening needs permission from the Town of Islip. We’ll look at both before quoting.
