The ground under Hampton Bays

Hampton Bays is surrounded by water: Peconic Bay to the north, Shinnecock and Tiana bays to the south, with barrier beach beyond. Roughly a third of the hamlet’s area is water, and that defines the ground: coastal sand, free-draining to a fault, and on properties near the water sitting over a high water table that limits excavation depth.

Then there’s salt, which is the thing that genuinely makes Hampton Bays different from everywhere else we work.

Across a whole-yard project, coastal ground is easy to work and needs consistent compaction. What’s specific here is specification: every metal component across the project, such as restraints, fixings, appliances and rails, should be chosen for marine air, and it’s much cheaper to decide that once at design stage than to replace it piece by piece.

How we do the work

If you need a patio, get a patio. Hardscaping is the right word when the problem isn’t one element but the relationship between several, and the tell is usually a grade change, or water.

Why doing it as one project costs less than doing it in three:

  • One excavation. Machinery on site once, spoil removed once, access disrupted once.
  • One grade. Every element set from the same datum, so the levels resolve. Patios, steps and walkways built in separate years meet at trip edges and puddles, because each was set from whatever happened to be there at the time.
  • One base. Continuous under adjoining surfaces, rather than three bases butting together with a settlement joint at every meeting point.
  • One drainage plan. Water is a site-wide problem. Solved once it stays solved; solved element by element, each fix creates the next problem downhill.
  • One materials order. Concrete pavers vary between production batches. Material bought together matches; material bought three years apart does not, and nothing can be done about it afterwards.

How a project runs: site visit and measure, design, written specification with excavation depths and base build-ups, permits where needed, then build: excavation and grading, drainage, structures, surfaces last. Then we walk it with you.

What moves the price in Hampton Bays

Specification for salt costs more here and is worth paying for. Stainless grades that perform perfectly ten miles inland will pit and streak within a couple of seasons in marine air, so anything with metal in it, such as fixings, edge restraint, appliances and railings, gets specified for coastal exposure. Distance and season are the other two: Hampton Bays is the eastern end of our range and we block-schedule it, and on the many seasonal properties here the shoulder seasons are easier to book and less disruptive.

Local rules

Hampton Bays is in the Town of Southampton: a different authority from every other town we cover, with its own requirements. Waterfront and near-waterfront properties are where this matters most: coastal and wetlands regulation can apply to work that would be unremarkable inland.

Can it be phased?
Yes, and sometimes that’s the right call for budget. But phase it from a single plan with a single grade, agreed at the start. Phasing without a plan is how you end up with three surfaces that don’t meet.

What’s the best time of year to start?
Spring books out first, so plan in winter for spring work. Autumn is genuinely underrated. The ground is workable, the schedule is looser, and it’s ready for the following summer.

Can you work while I’m not at the property?
Regularly: a good proportion of Hampton Bays work is on seasonal properties. We agree how you want progress shared, usually photographs at each stage, and a point at which you sign off.
