The ground under Hampton Bays
Hampton Bays is surrounded by water: Peconic Bay to the north, Shinnecock and Tiana bays to the south, with barrier beach beyond. Roughly a third of the hamlet’s area is water, and that defines the ground: coastal sand, free-draining to a fault, and on properties near the water sitting over a high water table that limits excavation depth.
Then there’s salt, which is the thing that genuinely makes Hampton Bays different from everywhere else we work.
For an outdoor kitchen, coastal exposure is the whole specification conversation. Stainless grades that are fine inland pit and streak here within a season or two, so appliances, doors, drawers and fixings all want choosing for marine air. Countertop material needs to handle salt as well as freeze-thaw and UV.
How we do the work
The utilities decide everything, so decide them first. An outdoor kitchen is a masonry job wrapped around a services job. Once the carcass is built and faced, adding a gas line or a water run means opening it back up.
Gas needs a line correctly sized for the appliance load, or a propane tank with somewhere accessible and ventilated to live. Electric needs outdoor circuits with GFCI protection, and enough of them: under-counter refrigeration in particular wants a dedicated supply and ventilation. A sink needs supply, drainage, and a way to be isolated and blown down before winter; a line that can’t be drained will split in the first hard freeze.
The carcass is steel stud and cement board, or block. Not timber. This is an enclosure around an appliance that produces serious heat, and every built-in grill has a required clearance envelope and required ventilation openings. Skip them and you have a void warranty and a genuine fire risk. It’s the part nobody sees and everybody should ask about.
Countertops have to survive freeze-thaw, UV and things being put down hot. Several materials sold for outdoor use don’t manage all three here.
What moves the price in Hampton Bays
Specification for salt costs more here and is worth paying for. Stainless grades that perform perfectly ten miles inland will pit and streak within a couple of seasons in marine air, so anything with metal in it, such as fixings, edge restraint, appliances and railings, gets specified for coastal exposure. Distance and season are the other two: Hampton Bays is the eastern end of our range and we block-schedule it, and on the many seasonal properties here the shoulder seasons are easier to book and less disruptive.
Local rules
Hampton Bays is in the Town of Southampton: a different authority from every other town we cover, with its own requirements. Waterfront and near-waterfront properties are where this matters most: coastal and wetlands regulation can apply to work that would be unremarkable inland.

Frequently asked questions
Can I use my existing grill?
A freestanding grill isn’t designed to be built into an enclosure. The clearances and ventilation are different. Built-in units exist for this. We can design around a freestanding grill with counters either side instead.
Will it survive the winter?
The masonry and a properly specified countertop will. Anything holding water has to be drained down. We’ll show you what to do and when. It’s a ten-minute job once a year.
Can you work while I’m not at the property?
Regularly: a good proportion of Hampton Bays work is on seasonal properties. We agree how you want progress shared, usually photographs at each stage, and a point at which you sign off.
