The ground under Holbrook
Holbrook sits on the outwash plain below the Ronkonkoma Moraine: sand and gravel, free-draining, straightforward to excavate. It stiffens as you go north toward the moraine, so it’s worth a test pit rather than an assumption on properties at that end.
For steps, the thing that matters in free-draining sand is the footing. The subgrade drains well, which helps, but loose sand under an undersized footing consolidates and the step settles differentially, which is exactly how risers end up uneven. Footings below the frost line on properly compacted ground.
How we do the work
Footings first. Steps carry load and sit outside the heated envelope, so they need footings below the local frost line or they will heave. Rebuilding on the old undersized footing is why so many replacements fail again inside five years.
Even risers, consistent treads. Set out before anything is built rather than adjusted at the top. People climb steps on autopilot and the foot expects every rise to be identical: a single riser out by half an inch is the most common trip hazard on a residential front entrance.
Drainage and pitch. Landings pitch away from the house, treads shed water forward. A landing pitching the wrong way puts water at the threshold every time it rains, and that becomes a sill and framing problem long before it becomes a masonry one.
Finish. Natural stone tread, brick, or paver-faced, matched to the house and to whatever the walkway is, so the entrance reads as one thing rather than three eras.
What moves the price in Holbrook

Sometimes. Repointing, resetting a loose tread, or refacing a sound structure are all real repairs. What can’t be repaired is uneven risers or a settled footing: those are structural, and patching them wastes the money.
