The ground under Holbrook
Holbrook sits on the outwash plain below the Ronkonkoma Moraine, so the subgrade here is broadly what it is in Medford: sand and gravel, free-draining, straightforward to excavate. It stiffens as you go north toward the moraine, and it’s worth a test pit rather than an assumption on properties up that end.
Free drainage is the good news. The catch is the same one as Medford: sand doesn’t hold shape without proper compaction, and it doesn’t tell you when it hasn’t had it. Base placed in one lift and rolled once looks finished and consolidates unevenly over the following two years.
The thing that’s specific to Holbrook is the age of the housing.
